New builds project in Kapellen: De Vloeiende

Van Wellen Group is realizing a new construction project in Vloeiende, almost on Antwerpsesteenweg. Although the plans date back to last year, they respond to what people in this corona era expect from modern living.

Kapellen - “The bizarre consequences of the corona pandemic underline once again that the way in which we will live and live together in the future is thoroughly questioned. The Van Wellen family had been developing new "future proof" living concepts for some time. This project now appears not only to meet the most current energy and environmental requirements, but also takes into account how we should deal with corona and other possible pandemics, ”says Björn Verhoeven of the Van Wellen Group. “Naturally, the plans for this project were drawn up long before the corona crisis. But it does emphasize that people's housing needs are different now from those of roughly ten or fifteen years ago. Buildings and homes are getting smaller. But people still want greenery and a garden. In the Netherlands a lot is built with a communal green space. That is established there. But the mentality in Flanders is different. The communal green is possible, but most Flemish people also stick to their own private green space. So in this project we will provide a spacious communal garden with a pavilion and barbecue, but this will be supplemented with a private garden or terrace ”, explains Verhoeven. The trend to provide as much communal infrastructure as possible is reaching its limits. As a developer you have to take this into account and look for alternatives. There is therefore no underground parking with communal lifts, stairs and halls here. When we designed this project, there was no social distancing yet, but suddenly this design adapts to, for example, the new reality. The same also applies to the personal open-air car parks, incorporated in a green structure. There is one lift per two units, which prevents many people from having to use the same lift, ”says Björn Verhoeven.

This project is located a stone's throw from Antwerp, near the centers of Kapellen and Brasschaat and consists of 4 penthouses, 4 spacious houses and 8 duplex apartments. Prices as of 335.000 euro.
